The homeowner called because the upstairs bedrooms in this McQueeney ranch wouldn’t stay below 78 degrees in July. We found the original 1970s fiberglass compressed to roughly R-11, with every can light and top plate leaking conditioned air straight into the vented attic. We removed the old material, sealed all penetrations with fire-rated caulk and foam, then installed new R-49 batts. This downtown Seguin home near Court Street had a crawl space that smelled like mildew every time the HVAC ran. The dirt floor held standing water after spring rains, and the old fiberglass batts hung from the joists like wet laundry. A Kingsbury homeowner with a south-facing tile roof and no mature trees was running the AC 14 hours a day in August.
